Fix It, List It, or Sell It As-Is? An Honest Comparison

Sally Buys Houses compares the three ways to sell a house in Wisconsin so you can pick the one that fits your house, your timeline, and your goals. Selling directly to me isn't always the best choice, and this page says so.

Option 1: Repair and list with an agent

This often brings the highest sale price, especially for houses in good shape or needing only cosmetic updates. The trade-offs are the up-front cost and time of repairs, preparing for showings, agent commissions, and a closing date that depends on the buyer's financing and inspection.

Option 2: List as-is with an agent

You skip the repairs but still go through showings and the open market. Buyers may ask for repair credits after their inspection, and some loans have condition requirements that can complicate a sale.

Option 3: Sell directly to a buyer like me

No repairs, no showings, no agent commission when you sell directly without an agent, and a closing date you choose. The trade-off is that my offer will usually be lower than what a fully updated house could bring on the open market. For many people, the certainty and simplicity are worth it. For others, they aren't, and that's okay.

How to compare what you'd actually walk away with

The fairest comparison is what you'd walk away with, not just the sale price. For listing, subtract repair costs, commissions, closing costs, and the months of mortgage, taxes, insurance, and utilities while the house is on the market. Compare that with a direct offer. I'm glad to sit down and run both sides of that math with you.

Sell as-is or list with an agent, side by side

Showings and open housesNo public showings
Agent commissions typically applyNo agent commission when you sell directly to me without an agent

Actual terms depend on the property, the transaction, and the purchase agreement. A direct sale does not necessarily produce the highest net proceeds.

Definitely recommend Sally Buys Houses! It’s nice not having to worry about house repairs before selling. Sally was easy to talk with and very knowledgeable. Great experience overall.

Questions about selling as-is versus listing

Will your offer be lower than what I could get by listing?

Often, yes. Because buying directly from an investor is different from selling on the open market, my offer may be lower than what the property could sell for through a traditional listing. In exchange, a direct sale can mean no repairs, no public showings, fewer selling expenses, and a flexible closing date. I'm happy to walk you through the math so you can compare. Fix it, list it, or sell it as-is?

Are there any fees or commissions?

When you sell directly to me without an agent, you won't pay a Realtor commission. I typically cover standard seller closing costs. Things like your mortgage payoff, liens, or property taxes owed are still paid from the sale, and I'll go over every number with you before you sign.

How do you decide what to offer?

I look at the property's condition, what comparable homes have sold for, the likely repair costs, and current market conditions. If you'd like to understand how I arrived at a number, I'll show you the factors that went into it.
